Job Description

Hispanic Housing Development Corporation (HHDC) is seeking an experienced maintenance professional for two development in Chicago, IL. The Maintenance position is will be split 50/50 between two properties Pedro Albizu Campos and North and Pulaski. This position is responsible for keeping exteriors, common areas, vacant units, sidewalks, and alleyways of the property clean and safe. This position will also be expected to assist in emergency responses and other types of basic maintenance when necessary. Maintenance workers must be customer service focused and are expected to know and uphold safety policies while on the job. ESSENTIAL JOB FUNCTIONS include the following.

  • Cleans all hallways, all public areas, vacant apartments, parking areas, sidewalks, and alleyways, and on-site management offices.
  • Keeps up the exterior cleanliness and presentation of the property including lawn care, window washing (interior/exterior), snow removal, leaf-blowing from parkways, trash pickup and sanitation.
  • Sometimes using ladders, dusts and washes walls, cleans ceilings, dusts, and polishes light fixtures. Washes and replaces blinds.
  • Performs light maintenance, including appliance and plumbing troubleshooting.
  • Cleans all vacant apartments and on-site management offices.
  • Cleans and maintains appliances.
  • Maintains appliances and plumbing.
  • Assists in inventory control of all janitorial equipment and supplies.
  • Assists with painting as directed.
  • Replaces burnt-out light bulbs and batteries in smoke detectors.
  • Checks locks while working in specific areas.
  • Reports maintenance problems (unsecured vacant units, structural damages) immediately.
  • Notifies Head or Assistant Head Janitor when extra garbage pickups are needed or for abandoned furniture removal.
  • Ensures proper use of equipment, safety procedures, and safety equipment in accordance with OSHA, industry, manufacturers and HHDC (Hispanic Housing Development Corporation) standards.
  • Transports equipment such as rodders, conduit pipes, hand tools, etc. to various properties.
  • Notifies concerns to immediate supervisors.
  • Assists on other properties as needed.
  • Perform other duties as assigned.

NONESSENTIAL JOB FUNCTIONS

Is on call for emergency duty. Is familiar with power, water, and gas turnoffs, clean out traps, fire extinguishers, and fire systems. Knows emergency numbers (i.e., police, fire department, manager, maintenance supervisor). Attends staff and/or resident meetings as required. Assists with miscellaneous social program activities (i.e., set-up, pick-ups, clean-ups, etc.). Perform other duties as assigned.

WORKING ENVIRONMENT

The janitors perform their work in a residential apartment setting. While primarily responsible for the cleaning of public areas and waiting areas, they may encounter tenants. May be required to deal with difficult people; expected to handle residents and visitors with calmness, diplomacy, and good social skills. Position experiences interruptions and shifting priorities. The janitor must be willing and able to work outdoors and indoors in cold, hot, wet, humid, smelly, dirty, and clean work environments to include garden, alley, parking lots, basement, roof, and office areas.

MINIMUM QUALIFICATIONS

  • High school education or equivalent.
  • Full-time janitorial experience.
  • Certificate of Training Program completion preferred. Must maintain union certifications as required by the position and the bargaining agreement.
  • UPCS Inspections certification a plus.
  • Ability to lift 50 pounds.
  • Possess good safety habits with the ability to work safely with a variety of cleaning supplies.
  • Highly organized.
  • Multitasking, self-motivated skills.
  • Ability to work with lawn machinery and power tools.
  • Plumbing and mechanical aptitude.
  • Sensitive to diverse cultures and having excellent customer service skills.
  • Bilingual in English/Spanish may be required depending on resident demographic needs.
  • Provide your own hand tools.
  • Vehicle, insurance, and safe driving record.
  • Must be willing to travel to various locations if needed.

This position is represented by a collective bargaining agreement between the company and the SEIU Local 1 union.
