Job Description

At JL Residential LLC, we’re seeking an expert with exceptional problem-solving skills to oversee and streamline our construction and remodeling projects. A successful candidate will excel at managing project timelines, coordinating contractors, and ensuring top-quality outcomes.

Position:

  • Full-time
  • In-person

Responsibilities:

  • Project Oversight: Oversee all projects within the business, ensuring each project follows established systems and processes for successful completion.
  • Project Management: Manage the entire project lifecycle, from creating a comprehensive scope of work for all projects to performing final walkthroughs.
  • Budget Management: Oversee project timelines, budgets, and quality control. Ensure all purchases made on the company credit card are tracked and receipts are uploaded.
  • Contractor Coordination: Schedule and manage contractors for each project, obtain and review quotes.
  • Property Security: Change locks, install lockboxes, and secure all properties upon purchase. Remove lockboxes, yard signs, etc., once properties are sold.
  • Project Execution: Coordinate landscaping, final cleaning. Address any issues related to plumbing, electrical, or squatting during the listing and contract period.
  • Subcontractor and Vendor Management: Schedule and manage subcontractors and vendors as needed.
  • Documentation: Perform a final "blue tape" walkthrough to ensure projects are 100% complete before issuing final payments to contractors.
  • Communication: Regularly check in on projects and be available to answer any questions from contractors.

Qualifications:

  • Construction Experience: At least 2+ years in residential building project management with a thorough understanding of how to take a remodel project from start to finish in all aspects.
  • Project Management Skills: Previous experience in project management or running crews at the foreman level or higher. Ability to see the potential in properties and manage complex projects efficiently.
  • Problem-Solving: Strong problem-solving skills with attention to detail and the ability to anticipate and address potential issues proactively.
  • Organizational Skills: Proficiency in using Google Drive, spreadsheets, or other construction management software to keep projects organized.
  • Communication and Interpersonal Skills: Excellent communication and organizational skills. Must align with our Core Values, be dedicated to their work, and possess a passion for and true understanding of construction.
  • Attention to Detail: Take pride in your work and ensure that every project detail is handled with care and precision.
  • Experience using Buildertrend construction management software is preferred, but not required.

Compensation:

  • $60,000 - $80,000 / annually + Bonuses expected earning to reach $100,000
